Cubbyhole Newcastle is redefining workspaces

Cubbyhole Newcastle is the first fully customisable workspace estate and it’s making its debut in the Hunter region.

The concept is to build affordable work and storage spaces, designed to meet the growing demand from small business, online business, tradesman, hobbyists, artisans, start–ups and for people requiring commercial and domestic self storage.

Founder of Cubbyhole Developments, John Ryba, says that the buildings are inspired by the artwork of Jeffrey Smart and the Periodic Table and they have designed six modern buildings that will stimulate creativity and productivity.

“Each cubbyhole is accessed via a roller door coded with an element of the periodic table, the external concrete walls feature cool ‘bullet hole’ detailing and there is power, lighting and internet ‚Äì making them ready to go,” Jeffrey said.

“This is a workspace estate like nothing else seen before. We have already sold 40 units off the plan to architects, financial planners, tradesman, micro businesses, online businesses, high profile investors, hobbyists, creatives and many others.”

There are 55 light industrial units (cubbyholes), ranging from 20m² to 45m², located at 8 Concord St (off Munibung Rd) Cardiff, part of the Bunderra Estate.

The estate offers allocated parking to most units, as well as communal amenities with showers and change rooms, high level security and 24/7 access.

Simon Boyle, Robinson Property, says that that Cubbyhole’s extra pulling power comes from the spacious ceiling height that allows owners to build a mezzanine level, at minimal cost, immediately doubling the space and adding value to their unit.

“The ability to extend the space to twice the capacity is a huge draw card,” Simon said.

“The pricing is ideal for everyone, providing an opportunity to own rather than rent, whilst investors will obtain an estimated 9% return with minimal outlay and low maintenance cost.”
